• Construction Management Services

  • We offer owners construction management services for their new upcoming projects to manage all levels of their project.

    We also offer construction managment services for other building companies that require our expertise to meet those seemingly impossible critical paths and/or projects other building companies have taken on that could use a helping hand.

    I have personally been hired by local builders to achieve what may seem to be impossible as far as strict target timeline goals as well as complete project turn arounds for companies that have allowed their large projects to fall into a critical state.  Stages so critical that some projects were two weeks out from the builders getting their bonding company called and removed from their projects.  Although these are some extreme circumstances, there are projects like this that need assistance and my company has the ability to provide such turn arounds.

  • Pereff Development Group is very experienced in Multifamily Housing.  We have created over 400 units of class A market rate apartments in Tulsa's surrounding area.  Total deal sizings over $23,000,000+ dollars.

    Together with our experienced distribution list and special financing programs available, our Multifamily Housing department is unmatched.  If you are ineterested in this type of product please do not hesitate to give us a call for proper planning at conception is the key to a successful project.

    Some of the planning we offer at the conception stage is as follows:

    The collection and initial review of financial information.  Transmittal letter and narrative summary and underwriting recommendations.   Resumes showing experience of owners/sponsor and key principals.  Preliminary sketch plans, consisting of Site plan/Typical unit and building layouts/Ground floor and typical floor plans/wall section plan.  Market study with comparables.  As is land/fair market value appraisals with exhibits.  Photographs of the properties and immediate area.  Evidence of site control/option contracts. location maps.  Review for evidence of state or local grant availability/credits.  Environmental reports.  Phase I, II, and remediation plans for Environmental site assessments.

    Loan Terms:

    • 40 year plus the construction period
    • Non-recourse (none)
    • Amortization - Construction Period - Interest only
    • Amortization - Permanent Period - Self Amortizing
    • Maximum LTV/LTC - 90% - 99% dependant upon criteria
    • Interest Rate - Fixed Rate locked prior to constuction for full loan term
    • Fully assumable
    • MIP does not vary for life of the loan
    • Some commercial space may be included in loan
    • No occupancy threshold required to close permanent loan
