Doctors researching builders can now answer five plain-language questions at /fit-check and get an honest, unfiltered assessment of whether Pereff is the right fit for their project. If the fit is strong, they're routed to /start. If a competitor is better suited, the page says so plainly — with a note on why. This is the transparency play that no other DFW builder would ship.

Doctors don't always know what to ask an AI about their construction project. The /prompts library gives them 40+ ready-to-use prompts organized by stage: land search, design, permitting, financing, construction, and project rescue. Each prompt links directly to the Pereff AI with that question pre-loaded — so a doctor researching dental office costs clicks one button and gets a real cited answer.

Every prompt in the library was drawn from the most common questions Stephen hears on first calls. The library is organized by project stage so a doctor who doesn't know what they don't know still gets directed to the right question.

Eighty-plus commercial construction and real estate development terms now have their own entries at /glossary — from ICRA and TI Allowance to HUD 223(f) and Non-Recourse Loan. Each term is defined in plain language, annotated with how it shows up in a Pereff project, and linked to the related knowledge article or insights post. Doctors who land from a search like 'what does design-build mean' get both the definition and the depth.

Pereff now serves DFW's large Spanish-speaking healthcare community with a fully localized landing page at /es. The page carries its own hreflang tag, Open Graph metadata in Spanish, and a direct link to start a project — so a doctor or developer searching in Spanish lands in their language without friction.

The /es page covers Pereff's core services, the design-build-finance advantage, and the One Source Solution — translated into natural, professional Spanish, not machine-translated filler. The AI search bar and Start a Project CTA work identically to the English site.

Pereff's full knowledge base is now publicly accessible at /knowledge — organized by category: costs, timelines, permitting, financing, design-build, and healthcare-specific. Each article is sourced from the same knowledge files that power the AI, so the answers the AI gives can be read in full detail by anyone who wants to go deeper. This is the first DFW builder to publish a structured, searchable knowledge base.

The knowledge wiki also powers the AI's citation layer — when Pereff AI cites a source, clicking it opens the relevant knowledge article in a side panel. The connection between the AI and the wiki makes every AI answer independently verifiable.

Per-page Open Graph images for social shares

Every major page on pereff.com now generates its own Open Graph image — so when a doctor shares a link in a group chat or on LinkedIn, it shows Pereff's branding, page title, and category tag rather than a blank preview. This makes the site look credible in every context beyond the browser.

The OG images are generated at build time using Next.js's built-in @vercel/og capability. Each page produces a 1200×630 canvas with the Pereff navy gradient, page headline in the display serif, and category label in the brand red.

DFW market intelligence dashboard launched at /intel

Pereff now publishes the real numbers it uses to calibrate every estimate: DFW commercial construction cost indices, multifamily pipeline data, permit activity by city, healthcare financing benchmarks, and demand signals by specialty. The /intel page sources data from Turner & Townsend, Dodge Data, city permit portals, and HUD, and is updated as new data arrives. No other DFW builder publishes this level of market transparency.

No button, link, or form control is left unlabeled.

Resources are gated by email: a visitor enters their email and receives the download link, which also delivers them to the admin portal as a soft lead.

The gate is a one-field email capture, not a form. No name, no phone number, no sales pressure. The goal is to be useful — the lead is a byproduct.

Visitors reading insights posts can now subscribe to receive new posts by email — directly from the /insights index. Stephen publishes 1–2 posts per month on construction costs, permitting timelines, and financing. The signup posts to /api/lead with a 'newsletter' tag so Stephen can see subscriber counts in the admin portal.

Real-user monitoring (RUM) for Core Web Vitals — LCP, FID, CLS tracked per page

Pereff now collects real Core Web Vitals from actual visitors using the web-vitals library, wired through a lightweight /api/vitals endpoint. The data appears in the admin portal by page — so we can see immediately if a new feature degrades LCP on the homepage or bumps CLS on a service page. The AI hero, which is the most interaction-heavy page component, is monitored separately from the static sections.

Any visitor can now search all 60+ pages of pereff.com from a single search bar at /search. Results include insights posts, service pages, vertical pages, geo landing pages, tools, and case studies — ranked by relevance and labeled by category. The search icon in the global nav triggers an inline quick-search overlay for faster access.

The search index is built at compile time from every page's title, description, and text content. No third-party search service is required — the index is a typed JSON file served from the edge.

Stephen can now write, preview, and publish insights posts directly from /admin — no developer required. The editor supports headings, paragraphs, bullet lists, callout blocks, and stat blocks. Posts publish immediately or can be saved as drafts. This gives Stephen a way to respond to questions he hears repeatedly from doctors — in writing, in his own voice.

Admin-published posts merge seamlessly with the seeded content in the /insights index. The same sitemap generator picks them up automatically on the next build — or on demand via the /api/insights/publish endpoint.

Doctors and developers can now get a directional permit timeline estimate — city by city across DFW — in under 60 seconds. The tool asks for city, project type, and square footage, then returns a city-specific review time range, the estimated resubmittal risk, and Pereff's standard tactics for compressing each phase. It's the most specific permitting guidance any DFW builder publishes online.

All permit timeline figures are directional, researched May 2026, subject to change by the specific city. Pereff manages the permitting process in-house for every project.

Three new pages at /compare/medtech, /compare/esa, and /compare/apex give an honest side-by-side of Pereff against the competitors Stephen is asked about most. Each page covers delivery model, financing capability, healthcare specialization, project rescue capability, and pricing transparency. When a competitor is the better fit for a specific project, the page says so — because that's how trust is built.

These pages target one of the highest-intent search queries a prospect can make: 'Pereff vs [competitor].' The AI can now answer this question with cited, factual comparison — pulled from the Competitor Intelligence Base.

The Pereff AI search bar is now live on the homepage — a prospect's first interaction with the site is to ask a question, not read marketing copy. The AI draws on three knowledge sources: Pereff's project database, the Competitor Intelligence Base (MEDTECH, ESA, APEX, and 10 DFW GCs), and DFW commercial construction cost and permitting data. Every answer is cited. Every estimate is labeled directional.

The AI is built on Claude via the Vercel AI SDK. It streams answers token-by-token with a blinking cursor. It never fabricates projects, statistics, or testimonials. When it doesn't know something, it says so and offers to connect the visitor with Stephen.
