What Project Rescue™ is

Roughly 50% of clients who call Stephen have a horror story: a GC who ran off with money, an architect who over-designed past the bank budget, a builder who stalled and left subcontractors unpaid with the lender threatening default. Every week without a recovery plan compounds cost and legal exposure.

Stephen takes every rescue call personally. The first step is always the same: tell us everything — what happened, what stage the project is in, what is broken. Pereff creates a written remediation plan, then steps in as GC or CMAR as the contract and site conditions require. One hard rule: Pereff will not enter a project with active litigation. If that is your situation, Stephen will explain why and walk you through the steps to take first.

Within days of site walk

Written remediation plan: scope-to-complete, revised schedule, revised cost. A plain-language picture of exactly what it takes to finish — so the owner and lender both know where they stand before anyone commits.

MOBILIZE

Upon agreement

Pereff steps in as the GC or CMAR, whichever the situation requires. Permits re-assigned or pulled fresh, subs confirmed, lender briefed. Weekly written updates from day one.

What we don't do

We will not enter a project with active litigation. This is a hard line.

If you are in active litigation with your prior GC, Stephen will explain exactly what you need to do first — typically working through a release, termination, or resolution of the contract dispute — and Pereff will come in once the contract path is clear. A new GC stepping into active litigation inherits the liability exposure, which makes a clean recovery impossible. Stephen walks clients through these next steps at no charge.

We don't use distressed situations to extract margin. Rescue work is priced fairly and transparently — the same way we price every other job. And we don't take rescue work we can't actually rescue: if the right answer is to terminate and rebid on a clean contract, we'll say so before anyone signs anything.

How quickly can Pereff respond to a stalled project?

Within 24 hours of the call, Stephen does a phone consultation to understand what happened and what stage the project is in. Within a couple days, the Pereff team does a site walk — schedule analysis, subcontractor status, lien check, city status. The remediation plan follows within days of the site walk.

Will Pereff take over a project that's in litigation?

No. Pereff will not enter projects with active litigation. This is a hard line — it protects both the owner and Pereff. If you're in active litigation with your prior GC, Pereff will explain the next steps you need to take first (usually a release or termination), then come in once the contract path is clear.

What kind of rescue situations does Pereff handle?

Pereff is not a lender, but a stalled project often has a loan in jeopardy. Pereff facilitates the bank relationship — rebuilding a credible scope-to-complete, revised schedule, and revised cost the lender can underwrite, then presenting that proforma so the loan path can be restored. Final terms are bank-determined.
