What we do
Pereff Development Group is a healthcare-specialist commercial general contractor serving DFW and North Texas. We design and build dental offices, medical suites, and veterinary facilities with a true design-build process — architectural documents, value engineering, city negotiations, permitting, and construction under one accountable team. Our typical healthcare project ranges from 3,000 sf tenant finish-outs to 18,000 sf ground-up owner-occupied buildings.
We are also a Real Estate Developer with 25+ years of development experience — multifamily housing, ground-up commercial, mixed-use. We have delivered over 1,000 apartment units and our largest single project was a 250+ unit luxury apartment complex with a $15M HUD AAA credit-enhancement insured loan. That development background is what gives us the ability to facilitate financing, negotiate directly with cities for infrastructure concessions, and navigate permitting timelines that defeat GC-only firms.
Our origin
Pereff Development Group started in October 2011 by fulfilling a need for single-family and multifamily housing in many different cities. Real estate developers from the start, negotiating with and within many cities, Pereff proceeded to become a “One Source Solution”: pre-development services, designing all construction documents, city negotiations and permitting, acquiring specific project financing, and ultimately acting as the general contractor to build its own commercial properties.
Building its own real estate evolved Pereff into a specialist commercial GC for healthcare — dental, medical, veterinary — where the intricate clinical, MEP, and code requirements reward Pereff’s true design-build process and heavy value engineering. Today Pereff operates both as a healthcare-specialist commercial GC for DFW and as a Real Estate Developer for multifamily and ground-up commercial nationwide.
“Pereff” means we shoot for perfection in every aspect of a project from start to finish.
The name belongs to the owner, whose family migrated from Tuscany, Italy and Spain to Bulgaria, then became U.S. citizens after arriving through Ellis Island in New York. Today we are in North Texas.
What we believe
Most competitors give a fake-low square-foot price up front, then bury the client in change orders. We tell you the real number in the design phase — when the bank gets the proforma. We don't use change orders unless a city requires one or the client changes scope after construction begins.
Holes in plans are things that are supposed to be there and get missed. Busts are things designed wrong that won't fit. A true design-build process eliminates both. We design and build in one motion, value-engineered to your bank budget — 100% on budget or under, so far.
Our superintendents are designated to one job each. First on site before any subs, last to leave every day. Most competitors share a superintendent across multiple jobs to save money. That is a quality-control problem that causes delays and bad client experiences. We don't do it.
As Real Estate Developers for 25+ years, we have a pulse on healthcare bank underwriters that most loan producers don't. We can facilitate 100% financing for qualifying ground-up dental, medical, and veterinary projects — and up to $1.2M for new dental start finish-outs.

Beyond construction
We are in the process of creating a sports scholarship program for young females who do not have the means to play sports at the club level. This came from creating college D1 athletes within our own family, and wanting to pave a way to assist families who have a “hidden future star” that wishes to play sports at a high level but lacks the financial access to club competition. Details will be announced as the program takes shape.
Where we work
As a commercial GC we serve all of DFW and North Texas — the Plano–Frisco–McKinney–Allen corridor plus Dallas, Fort Worth, Richardson, Prosper, Mansfield, Little Elm, and surrounding markets. For healthcare clients outside DFW (Texarkana, for example), we travel for the right project. As Real Estate Developers, we operate nationwide.
