Your design contract is with us

When Pereff brings the GC role and you are the architect of record, you earn the design fee. We do not absorb the architect role or try to cut you out of it — we roll up our sleeves with you during design. Your fee is yours, negotiated directly with us.

Fast preconstruction that protects your timeline

We turn preliminary budgets in 3–6 weeks while your design is still in schematic phase. That means your client gets a real number before the design is locked — and you don't lose them to a "the numbers don't work" conversation six months in. You stay on the job.

A GC that respects the drawings

No contractor end-runs. When you specify a detail, we build it or we have a conversation — not a substitution slipped into a submittals log. RFIs are written to clarify intent, not to manufacture change orders. If we have a constructability concern, we raise it early and in writing.

You send us the project

A quick call or the intake form. Tell us the client, project type, size, location, and where the design stands. Stephen responds same day during business hours. There is no formal process and no NDA required to have the first conversation.

Pereff runs preconstruction pricing

We review any existing drawings or program, develop a line-item preliminary budget, and give you a real cost range — not a square-foot guesstimate. This typically takes 3–6 weeks from schematic-phase drawings. You and your client get a number you can actually plan around.

Design advances; budget stays aligned

As the design develops, we continuously update the budget and flag scope changes before they become surprises. The owner and architect know, in real time, what each decision costs. No disconnect between the drawings and the construction budget at bid day.

Project closes; your client relationship is protected

Pereff handles the build — superintendent on site daily, weekly owner updates, photo log, landlord coordination if needed. Your client finishes with a project that reflects well on both of you. When they build their next location, they call you and ask who built the first one.

The three delivery modes

The right configuration depends on what the owner needs and how you want to be positioned.

Design-Assist

You hold the architect contract. Pereff is the GC, engaged early to inform the design while it is still moving. You set the design intent; we tell you what it costs and how it builds — before it is locked.

Design-Build (Pereff carries design)

You are our subcontracted architect. Pereff is the single point of accountability to the owner. We protect your design intent and pay your fee on time. One contract, one throat to grab — ours.

Design-Build (you stay architect of record)

You stay the architect of record and keep your fee; your design agreement is with Pereff as the design-builder. Common when owners already have a trusted architect and want design-build efficiency without losing that relationship.
