The story: Two major obstacles resolved, both requiring PDG's unique position as a Real Estate Developer:

1. 100% financing during a government shutdown — The project faced extreme difficulty obtaining funding during a government political shutdown. PDG's bank facilitation process secured 100% financing (including soft costs) with favorable terms despite the shutdown environment.

2. $200,000 negotiated from the City of Mansfield — The doctor had purchased the property without knowing heavy off-site infrastructure costs would be required. PDG met with the City of Mansfield and negotiated approximately $200,000 in city contribution toward those off-site infrastructure costs. No general-contractor-only firm could ever have negotiated this — it required PDG's standing as a Real Estate Developer with deep city relationships. No other builder in the healthcare space has this capability.
